While booking, please be aware of the Covid-19 pandemic as a foreseeable risk. By agreeing to this rental agreement and providing payment information, you acknowledge the potential impact of the pandemic on travel plans and understand that such circumstances do not warrant a refund. Additionally, disruptions caused by unavailable amenities during your stay also do not qualify for a refund.

Villa assignments are determined solely by the developer/resort. Although Concierge Realty secures confirmations with specified views, the developer/resort retains the right to assign any villa of equivalent size within the premises. Please remember that view designations do not guarantee a specific vista but merely categorize locations within the resort. If you have inquiries regarding view categories, kindly address them prior to submitting your reservation request.

Concierge Realty facilitates vacation rentals; however, any service issues or concerns related to accommodations, amenities, or the physical condition of the resort must be directed to the developer/resort. Furthermore, any construction or renovation activities occurring during your stay do not warrant adjustments to the contract terms.

Concierge Realty and Owner/Rentor bear no liability for any loss, damage, injury, or other occurrences related to your reservation. You assume responsibility for the villa during your occupancy, including any incidental charges or damages incurred.

A valid credit card in your name and a government-issued ID are required upon check-in. Guests are responsible for any additional costs incurred from services provided by the resort, such as telephone calls, housekeeping, and other fees.

Please adhere to the rules and regulations established by the resort during your stay. Pets may be restricted unless allowed by the resort. Any damages resulting from negligence must be addressed and covered by the guest.

In the rare event of policy changes by the developer or Board affecting rentals, a full reimbursement of your rental payment (minus administrative fees) will be processed. However, no further compensation will be granted beyond this.

Should extraordinary circumstances arise that lead to resort closures or render the villa uninhabitable during your stay, such as natural disasters or pandemics, a 50% refund will be issued, subtracting administrative, platform, credit card fees, and taxes. In case of partial stay interruptions, a prorated refund may be applied. The assessment of villa habitability rests with Concierge Realty.

Force Majeure stipulations apply, excusing Concierge Realty from performing obligations affected by uncontrollable events. The company will strive to resume performance as soon as feasible.

Lastly, be aware that certain resort destinations may impose daily fees for occupancy tax, environmental charges, energy surcharges, parking fees, or other miscellaneous costs. It’s advisable to confirm these fees with your agent before making a reservation request, as once accepted, the booking becomes non-refundable.

Any disputes arising from this rental will be adjudicated in Orange County, FL, with prevailing litigation being subject to an administrative fee.
